Home
Who actually comes to my home?
An independent, licensed local restoration contractor who works in Dallas. This site connects your call; it does not employ restorers or perform the work. Ask the contractor about their fire and smoke restoration experience and certifications.
Does this site offer emergency or 24-hour service?
No response time is promised by this site. When you call, ask the contractor directly when they can come out and what they can do on the first visit.
Can smoke damage be cleaned, or does everything have to be replaced?
Much of it can be cleaned, especially hard surfaces, sealed wood and many fabrics, if cleaning starts promptly with the right methods. Burned, heat-damaged or soaked porous materials are more often replaced.
Will my insurance cover fire damage restoration?
Most homeowners and renters policies cover sudden fire damage, but every policy differs. Report the fire to your insurer quickly and read our insurance adjuster guide.
What should I do first after a house fire?
Make sure everyone is safe, wait for the fire department to clear the house, call your insurer and get the house secured. Our first-steps guide puts it in order.
Which parts of Dallas are covered?
Most of the city of Dallas, including the neighborhoods on our area pages. Call and you will be told on the call whether your address is served.
Lake Highlands
My attached garage caught fire. Is the house affected?
Very likely, even if the flames stayed in the garage. Heat and smoke pass through the shared wall and the attic. Have the restorer inspect the house side of the wall, the attic and the air system as well as the garage.
Why does my whole ranch house smell like smoke?
Ranch homes have one attic over every room, and the air system usually sits in that attic. Smoke spreads across the attic and through the ducts to every room. Attic insulation and duct cleaning are often part of the fix.
Can smoke be cleaned off a popcorn ceiling?
Rarely. Textured ceilings are porous and soft, so they are usually sealed and recoated or removed. Older textures should be tested for asbestos before anyone scrapes them.
A fire in a neighboring apartment damaged my unit. What do I do?
Tell the property manager, photograph your unit and belongings, and call your renters insurer. The landlord's policy generally covers the building, while yours covers your belongings and often temporary housing.
Is a burned car in my garage covered by homeowners insurance?
Vehicles are generally covered under auto insurance, not homeowners. Report the vehicle to your auto insurer and the house damage to your homeowners insurer.
Do slab floors need special drying after a fire?
Water spreads across the slab and into wall bottoms and under flooring. Carpet and pad are usually removed, and lower drywall may be cut out to dry wall cavities. Drying is confirmed with moisture readings.
How long does it take to restore a ranch home after a kitchen fire?
A contained kitchen fire with light smoke elsewhere can often be cleaned in days to a couple of weeks. When smoke reached the attic and ducts, or walls and cabinets need replacing, the full job including rebuilding usually takes several weeks or more, depending on approvals and materials.

Does my pier-and-beam crawlspace need attention after a fire?
Often. Firefighting water and smoke can reach the crawlspace. It should be checked for standing water, wet framing and odor, and dried and treated if needed, or moisture and smell can linger under the floor.
Do I need approval for exterior repairs in Lakewood?
If your home is in a Dallas historic or conservation district, exterior changes may need review. Check with the City of Dallas Historic Preservation office and tell your contractor before replacing windows, doors, roofing or siding.
Why does my older house still smell like smoke on hot days?
Steep, tight attics in older homes often hold residue in insulation and on the roof deck, and heat releases the odor. An attic inspection is usually the next step.
Can original hardwood floors be saved after a fire?
Often. Residue can be cleaned from finished floors, and wet floors can frequently be dried and refinished. Charred or badly warped boards may need to be replaced with matching wood.

Parts of the area are in conservation districts that regulate things like height, roof form and the street-facing facade. Emergency protection can happen right away, but check with the City of Dallas before planning major exterior rebuilding.

Can a restaurant fire nearby affect my home?
Large commercial fires can send smoke and residue into nearby homes. Document what you notice, including odor and any film on surfaces, and contact your insurer.
Should I worry about lead paint in my 1920s cottage after a fire?

Can original woodwork be saved after smoke damage?
Often. Residue can be cleaned from trim, doors and built-ins, and heat-blistered finishes can be refinished. Old paint may contain lead, so testing comes before sanding. Damaged pieces can be used to mill matching replacements.
Why does my upstairs smell like smoke when the fire was downstairs?
In balloon-framed houses, wall cavities can run from floor to attic and carry smoke upward. The restorer should inspect wall cavities and the attic, not just the fire room.
Does my crawlspace need to be dried?
If firefighting water reached it, yes. Wet crawlspaces stay humid and can grow mold on floor framing. It should be checked, dried and treated if needed.
A fire in a restaurant below damaged my apartment. Who handles it?

Yes, discard food, drinks and medicines exposed to heat, smoke, soot or firefighting water, including items in the refrigerator if the power was off or smoke got in. Photograph and list them first for the claim.
Can electronics be saved after smoke damage?
Sometimes. Do not power them on. Smoke residue can be corrosive, and specialists clean and test electronics before they are used again.
How long will my belongings be in storage?
Usually until repairs are finished and the house has passed an odor check, which can be weeks or months. Ask the contractor for an estimate and how to retrieve items you need sooner.
Who decides what gets thrown away?
You and your insurer, with the contractor's recommendations. Non-salvageable items should be documented and, if the insurer asks, kept for the adjuster to see before disposal.
What should I take before a pack-out?
Medications, identification and key documents, phones and laptops, keys, wallets, and small valuables or heirlooms you would not want in storage.
Can I do the pack-out myself?
You can remove essentials and small valuables, but a full pack-out of a smoke-damaged house is heavy, dirty work, and a home-made inventory is often incomplete. Moving residue-covered items without protection also spreads soot to cars and other homes. Talk to your insurer before choosing to do it yourself.
Does insurance cover contents cleaning?
Personal property is usually covered under its own section of a homeowners or renters policy. Read your policy and ask your insurer how contents cleaning and storage are handled.
HVAC and Duct Cleaning After a Fire
Do I need my ducts cleaned after a house fire?
If the system ran during or after the fire, or if you smell smoke when it starts, the ducts and air handler likely hold residue. An inspection with a camera shows how much. Small fires far from the returns may need only a filter change and register cleaning.
Can I run my AC after a fire?
It is best to keep it off until it has been inspected. If you must run it, install a new filter, change it frequently and close off clean rooms. Fuel-burning furnaces should be checked before use.
Why does my house smell like smoke when the AC turns on?
Residue in the ducts, blower or coil is being stirred up and blown into the rooms. Cleaning the living areas without cleaning the air system leaves this source behind.
Can flexible duct be cleaned after smoke damage?
Light residue sometimes can, but flexible duct is fragile and its ridged liner holds residue. Heavy soot, persistent odor or heat damage usually means replacing the affected runs.
Will a new filter fix the smell?
A new filter helps catch circulating particles but does not remove residue already inside the ducts and air handler. Cleaning those parts is what stops the smell.
How long does post-fire duct cleaning take?
Most single-family systems take a day or so to clean, longer if parts are replaced or several systems are involved. It is usually scheduled after demolition and heavy cleaning.
Is duct deodorizer spray enough?
No. Spraying deodorizer into vents masks odor for a short time. Residue has to be physically removed, and the air handler and coil cleaned, for lasting results.
Should the air handler be replaced after a fire?
Not always. Many air handlers can be cleaned, including the blower and coil. Replacement is more likely when the unit was close to the fire, took heat or water damage, or still holds odor after cleaning. A licensed HVAC technician should make that call after inspecting it.
Who cleans HVAC systems after a fire in Dallas?
Restoration contractors and HVAC specialists who do post-fire work. Your call to this site connects you to an independent local contractor; any work is agreed directly with them.
Smoke Odor Removal
How do professionals get rid of smoke smell?
Professionals remove the residue causing it first: cleaning surfaces, removing burned and saturated materials, and cleaning ducts and contents. Then they treat what remains with methods such as thermal fogging or hydroxyl generators, and seal cleaned framing and drywall with an odor-blocking primer.
Do ozone machines work on smoke odor?
Ozone can react with some odor compounds, but the U.S. EPA says it does not effectively remove most odor-causing chemicals at safe concentrations and can harm the lungs. If used at all, it should only be in unoccupied spaces with strict controls and proper ventilation afterward.
Why can I still smell smoke after the cleanup?
Residue usually remains somewhere: attic insulation, inside walls, in ductwork, carpet pad or contents. Heat and humidity release odor from those materials. Note when and where the smell is strongest and share that with the restorer.
Will painting get rid of smoke smell?
Only if the surfaces have been cleaned and sealed with an odor-blocking primer first. Ordinary paint over residue usually lets odor and stains bleed through.
How long does smoke smell last in a house?
Without proper cleaning, it can last for months or years and return every time the house heats up. With source removal and treatment, most homes are odor-free by the end of the restoration.
Can I stay home during odor treatment?
It depends on the method. Thermal fogging and ozone require an empty house. Hydroxyl generators are often used with people present, following the manufacturer's guidance. Ask the contractor before treatment starts.
Can smoke smell be removed from clothes?
Usually, with laundering or dry cleaning methods made for fire residue. Ordinary home washing often is not enough and can transfer odor to the machine.
Does vinegar or baking soda remove smoke smell?
Vinegar and baking soda can reduce mild odor on small washable items and in the air of a lightly affected room, but they do not remove residue inside walls, insulation, ducts or furniture padding. After a real house fire, household remedies tend to mask the smell for a while rather than end it.
Is thermal fogging safe?
It is done in an empty house, and occupants return only after the treatment period and ventilation the contractor specifies. Ask which product is used and request its safety data sheet if anyone in the home has chemical sensitivities.
Who removes smoke odor in Dallas?
Fire and smoke restoration contractors. This site connects your call to an independent local restorer who handles odor removal; you agree any work directly with them.
Smoke Damage Cleanup
Is smoke damage cleanable, or must it all be torn out?
Much of it can be cleaned. Hard surfaces, sealed wood, glass, metal and many fabrics usually respond well when residue is removed promptly with the right method. Materials that were burned, heat-damaged, soaked or heavily soiled with sticky residue are more often replaced. A residue test tells the restorer which group each surface falls into.
Is it safe to live in a house with smoke damage?
That depends on how much residue there is, whether utilities are safe and whether the house is secure. Fine smoke particles can irritate the lungs, especially for children, older adults and people with asthma. Light damage confined to one room may be livable; widespread residue usually is not until it is cleaned. Our guide on staying in the house after a fire explains the factors.
Why does my house smell worse on hot days?
Heat releases odor molecules trapped in porous materials such as drywall, wood and insulation. In Dallas, attics and closed rooms get very hot, so a smoke smell that seemed gone can return in summer. It usually means residue remains somewhere, often in the attic, wall cavities or ductwork.
Should I wash smoke off the walls myself?
It is usually better not to. Water and household cleaners can smear residue into paint and drywall and leave permanent streaks. Dry removal with a HEPA vacuum and dry chemical sponges comes first, and a restorer tests which wet cleaner suits each residue.
How long does smoke damage cleanup take?
Small, contained events can take a few days. Whole-house smoke damage with attic and duct involvement often takes several weeks before rebuilding starts. Water damage, hazardous material testing and insurance approvals all affect the schedule.
Does smoke damage my HVAC system?
If the system ran during or after the fire, it very likely carried residue through the ducts and air handler. Change the filter and keep the system off until it has been inspected, then have the ducts and coil cleaned if residue is found.
Who will come to my house?
An independent, licensed local restoration contractor who works in Dallas. This site is a call-in referral service: your call is connected to that contractor, and any agreement for work is made directly between you and them.
What should I photograph for my insurance claim?
Every affected room from several angles, ceilings and upper walls, the inside of closets and cabinets, the attic if it is safe, damaged belongings, and the HVAC return and filter. Photos taken before cleaning are the record of how far the residue spread.
Soot Removal
Can I clean soot off walls myself?
Light, dry soot on a small area can sometimes be removed with a dry chemical sponge, wiping in one direction and switching to a clean face often. Avoid water and household cleaners until the dry soot is gone, because wet wiping smears it into the paint. Widespread or oily soot is best left to a restorer.
What is a dry chemical sponge?
A dense vulcanized rubber sponge used dry. It grabs fine soot particles from paint texture without water. It is the standard first tool for soot on walls and ceilings.
Is soot dangerous to breathe?
Soot contains fine particles that can be inhaled deeply into the lungs. People with asthma, heart or lung disease, children and older adults are more sensitive. Wear a properly fitted respirator if you must enter a sooty area, and keep vulnerable people out while it is being cleaned.
Why is there black soot around my air vents?
After a fire, it usually means soot traveled through the ductwork. Without a fire, it often points to candles, a fireplace or a fuel-burning appliance that is not burning cleanly, which should be checked for carbon monoxide safety.
Will soot come out of brick?
Often, yes, using masonry cleaners or poultices that pull soot out of the pores. Very old or deeply stained brick may keep some shadowing. Acidic cleaners can damage some brick and stone, so testing comes first.
Can soot-covered clothes be saved?
Many can, with laundering or dry cleaning methods designed for fire residue. Bag them, do not shake them out indoors, and ask the restorer about off-site contents cleaning.
Should I paint over soot stains?
Not until the soot has been removed. Paint applied over soot does not bond well, and the stain and smell usually bleed back through within weeks, especially in warm rooms. Clean first, then seal any remaining shadow with an odor-blocking primer, and only then repaint.
Does homeowners insurance cover soot removal?
Soot from a sudden fire is usually handled as part of the fire claim, but every policy is different. Soot that built up slowly from candles or a poorly maintained appliance may be treated differently. Read your policy and ask your insurer or agent how your coverage applies.
Does soot cause permanent damage?
It can. Soot is mildly acidic and can discolor or etch some metals, stone and finishes if left in place. Prompt removal saves more surfaces.
Water Damage From Firefighting
How long does it take to dry a house after a fire?
Active drying usually takes three to five days for most materials, longer for hardwood floors, plaster and dense materials. It ends when moisture readings match dry reference readings, not on a set schedule.
Is water damage from putting out a fire covered by insurance?
Water used to fight a fire is usually handled as part of the fire claim rather than as a flood, but policies differ. Ask your insurer how your policy treats it, and document wet areas before anything is removed.
Can wet carpet be saved after a fire?
Usually not. Firefighting water carries soot and debris into the carpet and pad. Pad is almost always replaced, and carpet is often replaced too. Lightly wet carpet that is extracted and dried quickly may be cleaned in some cases.
How fast can mold grow after a fire?
The EPA advises drying water-damaged materials within 24 to 48 hours to help prevent mold. In warm, humid Dallas conditions, growth can begin within that window if materials stay wet.
Do I need to remove wet drywall?
Drywall that was soaked, especially from above or at the base for a long time, is often cut out to let the wall cavity and insulation dry. Lightly wet drywall can sometimes be dried in place with careful monitoring.
Is it safe to turn the power back on?
Not in wet areas until an electrician or the restorer has confirmed it. Water and damaged wiring are a shock and fire risk.
What about sprinkler water in my condo?
Tell building management right away, document your unit, and contact your insurer. The association's master policy and your own unit policy may each cover different parts of the damage.
Should I run my own fans to dry the house?
Box fans help a little in a lightly wet room if the power is confirmed safe, but they cannot remove moisture from the air or from inside walls. Without dehumidifiers and moisture readings, materials can look dry on the surface while staying wet inside.
Who dries out a house after a fire in Dallas?
Fire and water restoration contractors. Your call to this site connects you to an independent local restorer who handles extraction and drying; any agreement is made directly with them.

A small area of dry soot can be dry-sponged. Oily soot, ceilings and whole-house soot are best left to a restorer.
Soot Removal in Lakewood
Can soot be cleaned off my old Lakewood fireplace brick?
Usually. Masonry cleaners or poultices pull soot from the pores. Older, softer brick needs gentle products; test first, because harsh acids can damage it.
Should I use my fireplace after a fire in the house?
Not until the chimney has been inspected. Heat can crack liners and mortar in older chimneys.
Is my textured ceiling safe to scrape?
Test it first. Acoustic textures applied before the 1980s may contain asbestos.
Can soot be removed from coved plaster ceilings?
Yes, by hand with dry sponges and careful cleaning. It is slow work but usually avoids replacing original plaster.
Will soot ruin my oak floors?
Rarely, if floors are protected early and vacuumed before wet cleaning. Floors that also got wet may need drying and refinishing.
